TenantWe do not advise tenancy to be less than six months and we recommend it to be processed on a renewable basis. This then allows the landlord flexibility to either re-let or re-occupy as required. Property MaintenanceSharpmove has a team of maintenance contractors who can deal with any property issues efficiently. Our contractors specialise in the following:
| DepositWe take responsibility for the collection of deposits via a government approved tenancy deposit protection programme. Rates and ServicesResponsibility for water rates, council tax, telephone, gas and electricity is always that of the tenant. TaxFor tax purposes, expenses can include:
| InventoriesThe creation of an accurate inventory is essential if your property and its contents are to be returned to you in the same condition at the end of a tenancy as at the commencement, fair wear and tear excepted. Many Landlords fail to realise the importance of an inventory and "try to save money" by preparing their own. More often then not this proves to be a false economy as amounts can not be withheld from a tenants deposit in compensation for loss or damage unless it can be proved that the loss or damage was actually caused by the tenant. If the condition of the particular item was ot accurately described, how can it be proved that the tenant has caused the damage? Unfurnished properties also require an inventory as this document is as important in detailing the condition of the property as its actual contents - wall, floors, window coverings, kitchen and bathroom fittings - all need to be described. |
If there is a cause or need to evict a tenant, as part of our services we can evict them via the Claim for Possession of Property procedure.
Specialist protection for landlords
The majority of landlords in the UK are exposed to unnecessary risk because they don't have adequate insurance. Unlike some insurance policies, ours doesn't just cover the building - we can offer insurance against your tenant defaulting on their rent; or insurance which covers you for 90 days when your property is empty; and your contents - with solutions tailored for whether your property is fully furnished or not.
Specialist protection for your rent
In today's economic climate it's never been more important to make sure your rental income is safe. Even the best tenants can fall on hard times but with Sharpmove you can relax in the knowledge that if something unexpected happens, your rent will be paid. Our in house claims team are experts in their field, meaning that claims will be dealt with swiftly, and we'll even cover your legal expenses if you need to have the tenant evicted.
Comprehensive buildings insurance
Sharpmove's comprehensive buildings insurance not only protects you against all the things you'd expect, but it's also there to help with a lot more besides, including 90 day cover when your property's empty and loss of rent and re-letting costs. Plus, if you've got more than one property, why not take out our Landlord's Portfolio Insurance. You could save up to 45% compared to some policies, and you'll only have one renewal date to worry about.
Contents cover for rented properties
Whether your property is let fully-furnished, or you've only left white-goods, carpets and curtains, you still need insurance. In fact, as a landlord you need cover in case the tenant has an accident at your property, like tripping on a carpet or burning themselves on a faulty cooker.
